Do I have to pay to use your services?
The short answer is (usually) no.
We don’t charge you a fee for Residential Home or Investment loans as we are paid a fee from the lender to introduce you as a customer. This fee doesn’t impact on your interest rate, and is not added to your loan in any way by the lender. A full disclosure of all fees paid and by whom is outlined in a document called the Credit Proposal Document that you will be given once you have decided which lender we will proceed with.
If your loan is for Commercial purposes and we do not receive a commission from the lender, then a fee will be discussed and negotiated with you before we proceed with any formal loan application.
Do you work with all banks or just a few?
As a member of one of Australia’s largest Aggregators , we have access to all the major banks in Australia and up to 30 other lenders in the marketplace.
The range of different lenders and hundreds of products out there can make it confusing and time-consuming for you to research alone.
We have both the knowledge and resources to help you identify the right options for you, customised to your circumstances and goals.
There are a lot of finance brokers out there. What’s different about Thomas Finance?
At Thomas Finance, we genuinely care about our clients. We’ve been in business for a long time and over the years, our clients return to us again and again to help them with their finance needs – this is the greatest testimonial we can have. Hear from some of our clients or call us for a confidential chat about how we can help.
Can’t I just use one of the mortgage aggregator sites to find out the best rate?
Yes you can.
The problem with doing the research yourself is that you may not know what you don’t know.
The website will only answer questions it is asked. It won’t take into account your personal long term goals, or ask questions about your personal budgeting habits to guide you to what features would best suit you and help save you money in the long run.
The best loan for you might not be the cheapest rate or fees, but the one that is flexible enough to meet your personal needs, now and in the future.
We add value from our experience and knowledge on how the banking system works and the benefits (and traps) within each product that you may not know to ask.
I’ve got a bad/no credit history. Can you still help me?
Every client has a history, either good, bad or ugly.
We are not here to judge your past financial history, just to understand your current circumstances and what your goals are.
Once we understand your financial position and history, we can, in most cases, assist with finance immediately. If the situation is not favourable to allow us to raise funds straight away, we can advise on a strategy and set goals towards achieving approval in the near future.
In many cases, clients have believed that their past credit history or circumstances would impede their ability to raise finance. Through our guidance, we have helped those clients with identifying which lenders are flexible enough to understand and assist them.
We will strive to assist you on the path back to a good credit rating.
What’s involved in using your services? (i.e. do I have to come into the office, what information will I need)?
While we would welcome the opportunity to meet with you in person, it is not necessary for us to assist you.
We can arrange to meet at your workplace or your home, or chat via Zoom if that suits you best.
We will however, need to see either original documents or originals of Certified copies of your identification (e.g. driver’s licence, passport, credit cards, Medicare and proof of income (payslips, tax returns, bank statements etc.) prior to applying for any loan.
We try to keep the process simple, and your individual circumstances will dictate what documents we need. We’ll discuss this with you during our initial conversation.
